To be successful in this role you hold a university degree in Accounting or Finance, with 3 years of professional experience in Accounting or Finance areas. Job specific knowledges: Higher education Accounting knowledge 3 year experience in Accounting and Finance or working with customers Good knowledge of MS Office (Excel, Word, Power Point) Good intermediate level of English (both written and spoken) Maconomy system knowledge – will be significant advantage, but not a must Job specific capabilities: Good communication skills Ability to work in a team Ability to convince people Precise, punctual and accurate skills Ability to take responsibility and be proactive Ability to build partner relationship with other units, external counterparts Ability to deliver results in time with expected quality Strong time management, good planning and organizational skills to balance and prioritize work tasks Ability to adapt quickly to changing priorities Strong interpersonal skills for interacting with staff, colleagues from other business units and; In addition to this, you accomplish goals, complete tasks, and achieve results. You are able to comply with deadlines, responsible and executive. You express ideas and opinions effectively in both writing and spoken conversations. ABOUT THE JOB Prevent risks and decrease of the debts. You will: Prepare Tenant Committee report for Discount and Rent Commencement Date change for Tenant Committee meetings in time Prepare Accounts Receivable Management report for Management Team Prepare Credit Risk Performance report for Management Team Participate in negotiations with Lease Managers and tenants regarding the further debt payment scheme upon request on Lease Manager Initiate and control over Bank Guarantee Threat procedure, Electricity Cut-off procedure, Limit Access procedure Control and follow-up debts on Media Sales agreements Participate in Finance Action Plan projects Provide support and back up for other Revenue & Credit control co-workers and Revenue & Credit control Team Leader in case of his/her absence Perform other tasks as assigned by line manager and special projects as defined in action plans Manage relation with Tenants in respect of decrease delaying payments, including receipt and follow up of Guarantee letters on payments Areas of support : Support Team Leader in transferring debts on terminated/expired tenants to external debt collectors (documents and information provision) or to Legal Department, coordinates and monitors further proceeding of such debts Support Leasing Function with Financial Check of new/potential/existing tenants for signing new lease agreements/discounts/rent revision agreements Responsible for compliance with the mandatory requirements of law of the Russian Federation, INGKA Steering documents and other internal Company’s policies, rules and manuals Other tasks as assigned by line manager and special projects as defined in company business plan and or Function/Department/Group action plan Fulfil and test developments of Tenant Administration Systems We offer: Full compliance with Labor Law, official employment; Staff discount on IKEA goods for all co-workers; Corporate medical insurance; Subsidized meal in staff restaurant Partial compensation for fitness club Partial compensation of children’s summer camps; Staff parties and gifts; Life insurance; Corporate pension program; Learning offer for professional growth; Unlimited career and development opportunities at IKEA!
